The air conditioning system has been designed to provide a high degree of flexibility to accommodate various tenancy air conditioning requirements. Supply air is distributed on a floor-by-floor basis to the main office tower via a main air-handling unit located on the western perimeter of each floor. Each plant is comprised of a fan delivering a capacity of 8,000 litres of air per second.
 
Individual VAV boxes serve designated floor zones within the building. Each VAV has the ability to independently control air volume within each zone to maintain temperature control via the building's Direct Digital Control (DDC) system. Heating is provided by VAV mounted resistive heater banks.
 
The building air conditioning system operates between the hours of 7:30am and 5:30pm. After-hours air conditioning is provided by means of a proximity card reader on each floor with the ability to have individual cards programmed for control purposes. Each swipe activates one hour of air conditioning. After-hours air conditioning is charged at a rate of $30 for 1 hour (1 swipe = 1 hour).
 
Temperature specifications are:
• Summer: 24.0°C ± 1.0°C • Winter: 22.0°C ± 1.0°C
The system provides a condensate water cooling loop to each floor to facilitate connection for servicing computer rooms.
